Market Appraisal and Free ValuationOur policy is to carry out a full appraisal of every property that we are invited to inspect. Our comprehensive questionnaire and appraisal form is designed to collate as much information as possible to enable our representative to give well-informed advice about the marketing of your home. We will advise you about prevailing market conditions and factors that will influence the demand for your property and its potential selling price. In addition and as appropriate, we will suggest practical changes or improvements that you could make to your property to enhance its' saleability. To enable Move to the Future to offer a high quality service and extremely good value for money we have developed and equipped our staff with our patented Valuation and Survey System Property Valuation & Market PriceYour property is your greatest asset and it is our objective to achieve the best selling price possible for your home. Our suggested marketing price will be based on carefully collated evidence of comparable properties, both 'For Sale' and 'Sold' and will be backed by the experience of our local representative. In addition we will carefully asses the demand for your property and the number of likely purchasers. Increased demand will indicate that we may be able to achieve a higher price. We will also discuss with you the service options we provide and how they fit with your needs and preferences. Viewing Appointments & FeedbackAppointments will be made and confirmed by one of your appointed sales team and followed up as soon as practical. Wherever possible we will try to provide meaningful responses from viewers within 24 hours of the appointment. Both the viewing and the follow up response form part of the history of the sale helping us and you to better understand the progress of the sale. Accompanied Viewings (Not included in Fundamentals)At your request, and subject to staff availability, one of our field representatives will accompany viewers to your property. Open HouseAn Open House event is a zero cost option for clients using our full service and a prepaid chargeable option to clients using the Fundamentals service. They can be useful in that a number of potential buyers can view the property within a relatively short space of time – normally a 2 hour time slot on a Saturday. This is potentially less disruptive to the sellers and the presence of other potential buyers can help to stimulate interest and prompt a buyer to act. The event “An open house at the property at a specific date and time “ will be advertised in the local property press with a picture and property summary, and on the Move to the Future website. Our staff will on the day erect temporary signs guiding potential buyers to the property and be there to meet and greet them and to take a few relevant details. All visitors will then be followed up for their feedback either on the day or very soon after. Offers & Negotiating SalesInitial offers are handled by the central sales team, however we consider this to be an extremely important part of the transaction and where appropriate the field representative who placed your property on to the market will visit you to discuss the offer, the ability of the buyer to proceed and the suitability or otherwise of the offer. It is our responsibility to ensure that we achieve as much for the property as possible, not as little as the buyer can get away with. To achieve this we will financially qualify all offers put forward and provide as much detail as possible about any other transactions in the chain. Sale Progression (Not included in Fundamentals)The progression of your sale will be a high priority to your sales team. It is an essential part of the property transaction process and an integral part of our Property Transaction System. Once an offer has been formally accepted we will liaise with all parties involved to ensure that appropriate action is taken to speed the sale through to Exchange of Contracts. We will do our best to ensure that problems that may arise are dealt with effectively, by the appropriate people and that both sellers and buyers are kept informed of progress and advised of any actions that they should take to avoid delays. As the transaction approaches exchange of contracts we will liaise to discuss suitable completion dates and to negotiate between parties in the chain. On the day of completion a member of our sales team can be available to collect and hand over keys. Important note: Managing the sales progression is a vital part of the process and as such we recommend that you only undertake this yourself if you both feel confident and have the time to ensure the process runs smoothly.
